Expert Residential Sealcoating

Your driveway is one of the first things visitors notice about your home. Over time, exposure to sunlight, rain, snow, oil spills, and daily traffic can cause asphalt to fade, crack, and deteriorate. Our professional residential sealcoating services help protect your asphalt driveway from damage while restoring a rich, clean black finish that enhances curb appeal and property value.

Benefits of Sealcoating

  • Double Your Asphalt’s Lifespan: Fills hairline cracks to keep water out, preventing winter freeze-thaw damage.
  • Blocks Oil & Chemical Damage: Prevents automotive fluids from eating through the binding agents in your asphalt.
  • Restores That “Brand New” Look: Dries to a deep, rich, charcoal-black finish that instantly boosts your home’s curb appeal.
  • Easier Maintenance: Creates a smooth, non-porous surface that makes sweeping debris and shoveling snow incredibly easy.

Protect Your Asphalt. Increase Curb Appeal. Extend Pavement Life.

HOW IT WORKS

OUR PROCESS

Why Connecticut Homeowners Need Sealcoating

Connecticut weather is brutal on asphalt. From blistering July heat to freezing January blizzards, your driveway takes a beating.

When water seeps into unsealed asphalt and freezes, it expands—leading to costly cracks, potholes, and a crumbling driveway. Our commercial-grade sealcoating acts as a waterproof, UV-resistant shield, keeping your pavement looking rich, pitch-black, and brand new.

We don’t just spray and leave. We do it right.

  • Deep Clean & Edging: We wire-brush the edges and use high-powered blowers to remove all dirt, debris, and overgrown grass.
  • Oil Stain Treatment: We prime oil and gas stains so the sealer adheres perfectly.
  • Hot-Rubber Crack Filling: We fill deep structural cracks to stop water penetration at the source.
  • Precision Application: We apply premium, industrial-grade sealer by brush or squeegee for a thick, even, long-lasting coat.

Frequently asked questions

For optimal protection, we recommend sealcoating every 2 to 3 years, depending on your local weather conditions and traffic volume.

You can walk on it after about 4 hours. We recommend keeping cars off the driveway for 24 to 48 hours to ensure it fully cures.

New asphalt needs time to cure and release its natural oils. We recommend waiting at least 1 year before applying your first coat of sealer.

We constantly monitor local weather radar. If there is a high chance of rain within our required curing window, we will proactively contact you to reschedule for the next clear day. If unexpected weather catches us off guard and affects the finish, we will return to fix or re-apply the sealcoat at absolutely no cost to you.

Don’t panic—this is completely normal! For the first week or two, the sealcoat is still going through a final curing process. When you turn the wheels of your car while stationary, it can leave temporary “scuff marks” on the surface. These marks are not permanent and will naturally blend in and disappear over a few weeks under normal usage and sunlight.

Not at all! As long as your driveway is completely clear of vehicles, the garage door is down, and any lawn sprinklers are turned off for the day, our team can complete the entire project while you are at work or running errands. We will take before-and-after photos and send you a link to pay securely online once the job is finished.
